Kihei Maui HI - affordable starter condos up to $225,000
On the south shore of Maui you'll find some of the most affordable starter condos if you're a first time home buyer. Being close to the beaches is usually at the top of anybody's list, so these low priced listings should please most buyers.
Some of the larger complexes are Kihei Villages and Southpointe at Waiakoa, which have similar floor plans and design - single level units in 2-story buildings, in multiple buildings. Upper floor units generally have a small lanai, while ground floor units have a small yard. Pets are allowed and maintenance fees will run about $300-360/month. Right now there's one unit at each of these developments, both with 2 bedrooms, priced under $225,000. Kihei Villages has 532 apartments in 60 buildings. Southpointe has 346 units in 31 buildings. No pool.
Southpointe at Waiakoa - Kihei Maui HI
Kihei Bay Surf has the most offerings, with 5 units in this price range. This is a vacation rental resort and all units are studios of 445 sf with maintenance fees of $600/month which includes electric in this case. There's a nice pool, and a beach is just across the street. Vacation rental means you can rent on a daily basis, but it also means you will probably have higher monthly fees.
Maui Gardens is a nice complex that sort of feels like a resort because there's a pool and tennis court, but you are not allowed to do short term rentals. 2 1BD/1BA units are currently for sale, for about $215,000 with maintenance fees of $414/month.
Another location where you'll find a high percentage of low priced condos is up Walaka St. which is close to Cove Park in mid-Kihei. Right now there are 5 well priced units for sale in this area, with 3 at 85 Walaka St. (that's the name), 1 at Kamoa Views, and 1 at Kalama Villa. These are all small cozy buildings with as few as 8 apartments in some cases. All are 1BD/1BA and monthly fees are under $300 with the exception of Kamoa Views ($496.) which also has a pool!
