Temple City 91780This is a market update for the Temple Townhomes complex located at the northwest corner of Broadway and Temple City Boulevard in the city of Temple City (zip code 91780) in the West San Gabriel Valley of Los Angeles County.

Temple City Townhomes with Attached GaragesBuilt in 1965, there 44 split-level floor plans with two or three bedrooms with two-and-one-half baths each with just under 1600 approximate square feet.  There is a foyer leading to a living room with high ceiling, fireplace and sliding glass door access to a private patio.  Master bedroom suites have balconies.   Each Temple Townhome has direct access to a private garage.   Other features include:  formal dining rooms, abundant storage throughout, inside laundry connections and more.

 

Temple City Townhomes With Attached GaragesThe well-maintained Temple Townhomes complex has a pool, spa, lounge area and recreation room on nicely landscaped grounds.  Multiple freeways, shopping and dining are nearby.   The well regarded Temple City School District serves school age children.

 

As you might imagine, turnover in the small complex has historically been low.  There is one newly listed Temple Townhome on the market for sale.  It is a three bedroom floor plan with many updates priced at $569,800. There has been one mls-reported closed transaction so far in 2015.   It was also a three bedroom unit and closed escrow in July  for $548,000(list price $562,800).

 

  • Full year 2014 saw two mls-reported sales.   A three bedroom unit sold for $512,000 in August and a two bedroom floor plan closed escrow for $491,000 in September.

 

  • There were five closed transactions in 2013 ranging in price from $330,000 to $500,000 with a combination of two and three bedroom units.   The average sales price was $437,200(median sales price $441,000).   They sold at 99.23% of last list price and for $276.01 per square foot.

Michael I really like your 'history' of the Temple Townhomes. It gives people a good idea of what to expect when one of these beauties comes on the market - like the 3 bedroom one that is active now.  People move it but they don't move out - that always speaks highly of a community.  Home Seller and buyers would be smart to call you - the local resident real estate expert.

The garages are "tucked under" the unit --- stairs lead from the main level to the garage level.
