Braemar Property Values: July-August 2015 (Arista Series)
School is back in session and the fall chill can be felt in the evening Bristow air. This is my favorite time of the year. Seeing the pumpkin patches outside of Wegman's the other day made me grin from ear to ear. Of course, while we are looking forward to fun fall activities like Braemar Day, Chili Cook Offs and Halloween, let's take a look back at the real estate activity for Braemar's Arista Series homes for the months of July and August. Arista Series homes are the large, single family homes built by Brookfield Homes. The floor plans are: Allister, Buckingham and Canterbury.
Unlike our last report where there were no sales of Arista Series homes to report, this report has two to tell you about. One was an Allister (the smallest of the three floor plans) that sold for $520,120. The other was a Canterbury (the largest model) that sold for $540,000. The average of both sales gives us our new average market value for Braemar Arista Series homes of $530,060. While we don't have a comparison in value to last report, it does mark a decrease of about 7% in average market value since last year.
If you placed your Allister, Buckingham or Canterbury on the market, priced to current conditions, you could expect it to be under contract in an average of 66 days. You could also expect a buyer to ask for an average of nearly 1.5% of the sales price in closing cost help.
I know a lot of you may think that the selling season is behind us until spring rolls around next year, but I am here to tell you that fall in Bristow is like having a second spring market. There are still buyers out there looking to move up and some moving to the area for jobs that will be created as a result of the Federal budget that starts October 1st. Motivated buyers will be out there and fewer sellers will be on the market because they feel spring is the time to sell. Fall is a great time of year to sell.
