Being new to AR, I am doing a lot of reading and studying so that my posts can be both beneficial and enjoyable. I am finding that already this is not an easy task and you must truly be dedicated to helping others.

In my last blog "Real Estate Ripoff" several people both commented and emailed about a comment I made concerning FSBO's paying a Buyers'Agent. I thought expanding on that would make a great blog but-oh, well-I was drawing a blank as to how to expand.

Then I came across a blog by Norm Fisher "So Simple It's Beautiful" dated 1/25/07  Norm's blog made me think back to how I started and what worked.

The market being what it is can make it tough for the new agent to get their feet on the ground. Solid footing comes from dedication, determination, and persistence-as well as following a proven method. My Broker always tells me to not reinvent the wheel and do what works. Follow the path of those before you that are currently where you want to be in the future.

Beyond the tech marketing that you are learning through blogs and websites let's not forget about the low-tech stuff that will put several $1000's in your pocket each year.

  • Read or listen to books on tape daily-even if its 15-30 minutes a day. When traveling always have a book on tape or cd in your car. Check your local library, this will keep you well supplied for free. I know you are thinking how will this put $$ in my pocket? Believe me always, always, always work on your mind and attitude and the $$ will follow.
  • Always have business cards on you. You never know when the conversation will arise about someone who knows someone that is selling or looking to buy. Give your cards out to grocery clerks, blockbuster clerks, restaurant managers-everyone that you come into contact with. It could be the most profitable nickel you ever invest! I have gotten calls from waitresses that I gave my card to with the tip.
  • Be involved in the community-church, local associations, your kids soccer league, service organizations such as Kiwanas.  There are lots of people that you come into contact with that WILL need your services eventually-but if they don't know you or the business you're in-how can they use you? Increase your SOI (Spere of Influence).
  • Many service organizations are always looking for speakers for there meetings or lunches. Let them know you are available to speak on the real estate market in your local area. Most of the time you only need to speak for about 15-20 minutes and then answer questions. This is a great way to build your SOI and many times I get a free lunch!
  • Don't prejudge! I have a good friend that uses very poor English sprinkled with expletives and a bad attitude! He wears bib overalls with large holes and boots that look as though they should have been retired years ago. He lives in a one room house with a fireplace for heat and no a/c. His net worth is above $2.5M and owns several commercial properties including strip centers and banks!
  • Treat everyone as an equal! Don't try to build yourself up and come across as Super-Agent! People truly don't care how great you are, they want to know what you can do for them!
  • Go to Open Houses, your local board meetings or training-network with other agents in and out of your office. Building those relationships can bring you referrals-I actually made a few thousand this year referring clients to other agents-I didn't even have to handle the client and made money!
  • Don't forgot your past clients!  Contact by phone, letter or email once per month MINIMUM and always ask for referrals.
  • This is a whole blog in itself, but if you don't know 8 X 8, 12,  & 33 touch-learn it-there are some really good blogs in the MREA group here at activerain . Also for newbie Realtors please look at the Rookies Turning Pro Group, there is a lot of information posted for the new Realtor!

All of these opportunities for growth are relatively FREE-but last year added about $20,000 to my income! This amount of money may seem insignificant to some, but it was pretty important to me and my family since we had just moved to Maryland from Indiana.  I had NO contacts, friends, or even acquaintances in Baltimore so I had to network like a madman!

It's interesting that when I started this blog my intent was to talk about geo-farming. Huh, I don't think I mentioned it once! OK well I still have the topic for my next blog since geo-farming is what put me on the map quickly in Baltimore.

I truly hope that these words have helped the newbies or jogged the memory of the "not-so-newbies". I will return later with the geo-farm blog to quick start your career.

Great Blog.  Everything you wrote is true.  I already know this, but for some strange reason, I don't do it!  I might start and think I am going to send out cards, newsletters or just thinking about you notes to past clients every month.  After the first month goes by... I get busy and never mail out the second.  In the past 12 months, I have sent something to everyone on my mailing list only 2 times.  (Christmas cards and my one and only month that I actually did a mail-out)

 

So explain geo-farming....

Stephen, Great Blog I always tell people pick three thins, whether it is door knocking, work expired's etc. Consistantly do them and you will make money. I joined the Millionaire RE group and also read the book.

Great advice Stephen, thanks. Books on CD are the only way I get to 'read' these days and are an excellent way to fill in all that drive time. The client contact has worked for me, I got two calls this week because of a mailing I sent out.

How about this one: on the back of your business card write "This is the agent I used and he was awesome. Call him first." I'ts an old trick that I'm sure most of you know, but I think it's funny.

Good ideas for Newbie Fran.  I'm instituting so many good ideas I've gleaned from AR that it's keeping me pretty busy.  I went to a Chamber of Commerce mixer last week and realized several of the attendees were clients.  Networking is really important in a small town and being new to RE (one year). 

I read the MREA book a year ago, but haven't done anything with it yet.  Thanks for pointing out there's an MREA group on AR (I joined).

You have a lot of great ideas here.  The trick is to get all those things done.  It is a matter of coming up with a plan and then implementing it!  Easier said than done.  This is a good reminder of what we can do to increase our exposure.

Great post! First the tag-line with FREE in it grabs your attention...but the content is right on.  Its about the fundamentals, I spent 27 years in corporate sales and management before jumping into real estate.  The people that are successful based on my observation do what you are touting, and they do more of it in a difficult market.

  • Don't prejudge!
    Life is not about what we wear or what we drive. What matters most is the content of our character....... I just love it when you say that and especially to help rookies jumpstart their business.
  • Treat everyone as an equal!
    Fair well. I dont think we should give someone with a $300K house more attention than a $30K house, a $3Mil house more than a $300K house. Just put yourself in the "lesser" person's shoe and see what it feels like. My golden rule: Do to others as you would have them do unto you.
  • Don't try to build yourself up and come across as Super-Agent!
    Dont pretend to be someone you are not. In this business of high quality image is crucial, but it's not about lying that you already have another appointment (sounding like you are busy) but it was because you have a day time job to attend to. I have come across several people who actually teaches people answer certain objections and this was one of them that I remembered so clearly NOT to do.....  If it was asked and it was your first listing, answer it truthfully. There's no way around running a business with high content of character. Others will know and feel that, I'm pretty sure.

    Great advice.  I am always reminding my wife to make sure she has a business card in her pocket when she is headed out the door to the store (she is an agent too).  One thing I have been doing lately is getting Audi books on selling on CD.  I convert it to MP3, transfer it to my MP3 player and then with a fm modulator play it over the car radio.  When you get out of the car you can just pop in some headphones and finish listening.

    Excellent post!  The only thing that I'm a little doubtful about is all of the participating at the board sort of thing.  While I think that it's a great idea to participate, particularly when you're new to the business or the area (It does help you get to know people and build resources) I've seen a lot of agents who get caught up in various activities and who don't get around to actually doing any real work.  

     That said, still an excellent blog!

    In general, I think people will help you. It is the agent who must take that help and use it to their advantage; an use it continuously. So all the advice is great but if the agents do use it they will not survive. Great post.

    Well written.  Great post.  I don't do the books on tape, but I like to do foreign language lessons on CD in my car.  While learning new languages is a plus, the real purpose is to keep my mind sharp and challenge my memory.  The mind is a muscle and all muscles need a good work out to stay healthy.

    Nice ideas! I also try not to pre-judge my clients. I don't overdress when meeting them for the first time. I want them to feel at ease and not think I am stuffy. Take note of how they talk and how much they reveal...mirror that and they will feel comfortable with you.

    Great post!. I'm starting out my year with focusing on most of the activities you speak about. Sometimes with all the support activities that we do as agent, it's easy to lose focus on the true business development activities. We should remind ourselves on a regular basis of these activities to make sure we stay on target.

    Great post! I tried the door knocking but found that I was living among Realtors! Not too helpful. I agree with the comment on being on boards. This takes a lot of time, because the same people get stuck doing most of the work and that tends to cut into time to do Real Estate. I find a name tag works too. I was getting my hair done recently when a new hairdresser saw my name tag and starting asking lots of general questions about the Tucson real estate market. Then just as I was about to leave she asked if I could help her find some property to buy. She gave me her contact info and her criteria!  We work, even when we think we're not!

    If you could just stage someone from a Title Company and walking in while you are introducing yourself to a Realtor at an Open House, and then gush for 15 minutes about all the wonderful things they know about you and your company................................ honest, it happened to me this week.

    Great advice----I just replied to a blog that was debating which was the one form of marketing that helped them the most.--very interesting! A large percentage of them said either the internet or sphere of influence. But....if you move to a new area like you did, there is no sphere of influence! My internet presence still has not brought me that much business---so, I have to say I like your advice the most!

    Great post! You're so right! Never judge anyone. The ones that act like they are rich,  are not. The ones that look scraggly are the ones that shock you. I had a guy years ago that walked onto the dealership lot and nobody wanted him, beacause he was filthy and stunk. I said I'll take him. He paid cash and became my referral guy. I made lots of money from this guy and we stil talk today. 10 years later, friend for life!

    Thanks so much for the information as I am open to any suggestions that will assist in becoming more successful!

    One thing I've found that makes people sit up & smile about you is, sending them birthday cards or anniversary cards or the like.  They don't need to be anything fancy, just a simple postcard (NOT an agency postcard either!), with a quick hand written note.  People LOVE that you have remembered them, and they will remember you!!

    Thanks Stephen.  Some of you may not realize it, but NAR has books on CD in their virtual libarary that you can check out over the internet.  You need the software called Overdrive (NAR provides the link).  Once you have the book downloaded to your PC, you can copy the book to your MP3 player or CDs.  If you can't plug your MP3 player into your car, but you have a cassette player (like I do) Wal-mart sells a cassette player that plugs into your MP3 player and plays the audio over your car speakers.  It works great and it only costs $5 (assuming you already have an MP3 player).  By the way, I highly recommend "Feel the Fear and Do It Anyway" by Susan Jeffers for those of us affraid to pick-up the phone and prospect.

    i  tell you, i joined activerain.com last week and i'm glad i did.  i came across this social internet group through the Realtor Magazine.  i currently work a full time day job and real estate is my passion.  i want to do this full time and some people tell me that you have to take a leap of faith.  i want to do that, but it's not just my decision.  if had enough money saved, i would and work harder than ever to gain those clients.  i recently joined this group and i'm starting to get motivated again to reach my goal to be realtor full time.  i was getting discouraged (but wasn't giving up my license, no way!  i worked to hard to get it) looking for other avenues to bring in residual income like trying to find work on the internet, but 95% of them are scams and it's really ashame that it's that way.  i've decided today to give that up, keep doing what i'm doing on my day job, read more tips and blogs on activerain.com to get me back in the game so i can reach my goal!  thanks for the words of encouragement and keep writing................
