The Real Estate Market Statistics for Potomac MD 20854 are stable but softening in August 2015. The Potomac Market is trending toward a buyer market with 5 months of supply, an increase in listings, and reduced numbers of properties under contract or settled, as compared with the same time last year. Now is not the time to put a house on the market and expect to exceed the price paid for a similar house with a similar condition last month! 

 

 This chart reflects the historical market behavior in Washington that August is a slow month so October closings are off, but October is great for properties going under contract so the December settled properties are strong. Similarly the most properties go under contract in April making June a great month for closings.  As you can see, the market is trending slowly upward but still bounces around!  Finally - Days on market are trending upward - but this is to be expected given the time of the year. Hi Lisa - I love to see the national news media every fall start to talk about how the real estate market is slowing. They don't have a clue that it happens every year, along with shorter days and cooler weather. I used to think they would eventually understand, but I was wrong.

I love your charts, they are eye catching. Interesting to hear how teh market is heading. I am seeing a change too, but good clean homes priced right seem to sell as fast as i can list, many homes needing work and over priced are sitting a long time these days.
