The development of these pre-modern canals meant the Sonoran Desert had become an agricultural landscape long before the city was built and incorporated.

Mesa Real Estate Market

Presently, the Mesa market features a good mix of residential units and empty lots for future development. If you’re interested in purchasing empty lots (as these are often well below the $200,000 mark), be sure to check the location.

Examine the vicinity of the lot, the neighborhood (if it is close to other residential units) and of course, its accessibility. You wouldn’t want to develop your home or business on an empty lot that is smack in the middle of an inaccessible area. For this type of experience, we highly recommend residential units that cost at least $250,000. This is the minimum price if you’re looking for a multi-story unit with a larger garage.

However, do take note that not all houses on sale have second or third levels. In fact, many of the luxury houses are all ground level because the original owners have thoroughly maximized the total land area of the lot. Development of modern luxury units is often horizon, not vertical.

If your budget is $400,000 and above, you’re going to enjoy excellent additional amenities such as saltwater swimming pools, well-tended gardens, multiple guest rooms, multiple bathrooms (more than two) and a generous number of large bedrooms and suites.

Now, another factor that affects the price of a private property is its proximity to natural formations and the view that you’ll get from the property.
