Braemar Property Values: July-August 2015 (Carriage Series)
So happy to be enjoying the beginning of the fall season. It's my favorite time of the year. It's also a great time of year to sell a Braemar home. Fall is like a second spring market. Right now we will take a look back at the last two months of summer and see how Braemar Carriage homes fared in this edition of the Braemar Property Value Report. Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home. The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.
Eight Braemar Carriage homes sold during July and August. There was at least one of each model. The most popular selling model during those months was the Oakdale. There were four of them that sold. The sold prices for all eight sales ranged from $339,000 to $428,000. The average of those sales is $385,925, which becomes our new average market value for a Braemar Carriage home. That's a 4% increase in average market value since last report, but a slight drop off since last year...7/10th of 1% decrease in average value year to year to be exact.
If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect it to be under contract in an average of 23 days. You could also expect a buyer to ask for an average of about 1.5% of the sales price in closing cost assistance.
The next Braemar Property Value Report will be out in late November and will detail sales from September and October.
