... it would be my favorite home inspectors fault.
This morning bright and early I had an appointment for a home inspection on little cottage on the lake. The inspector arrived before me and was doing the outside stuff, when I arrived he went on the roof and when he came down we both went inside.
I sat down and was just going to answer a few emails while the home inspector did his thing. It was a small cottage so I knew it wasn't going to take long. I watched as his went through the kitchen, both elements in the oven, all the burners, exhaust fan, light, checking for leaks, water pressure good and then he moved on to the back of the house. He came out and went outside and collected a ladder to check out the attic space.
He walks back through with his ladder. I knew where the scuttle hole was from the day my buyer viewed the property. It's in a small closet in one the two bedrooms. I had sent some emails and was checking to see how a friend was doing (she's having a baby today) on Facebook when the home inspector screamed my name. I thought he had fallen and I nearly broke my neck getting over two chairs (since the most direct path was over and not around) getting down the hall and to the bedroom and thus the closet. I saw this ----------->
As it turns out, he had just dropped his flashlight. So instead of lowering himself back down to the ladder and getting it he yelled for me to please hand it back to him. I told him I was going to whop a good one on the noggin for scaring me so bad. He said he was staying in the attic unless I agreed not to hit him.
Do you stay with the home inspector? I don't always stay through the entire inspection, but I never let them be there by themselves for the attic, roof or crawl space. In my market home inspectors are not members of the MLS and don't have access without an agent. But even though many agents just go by and unlock the house, that is not my style. I know of a home inspector that got snake bit in a crawl space and stepped on a rafter that broke in an attic and his leg went through the living room ceiling. I just don't think a person should ever be left alone in what could be a dangerous situation.
