Some people really don't care for Realtors...

Got a call today from somebody, a buyer actually, who didn't even introduce himself, or the fact that he was a buyer, but the first thing he wanted to know was "is this the company that will rebate 1% of the commission back to the buyer?  Will you give me back 1%?"

Wow, what could I say, with no introduction or anything... so I asked if he was a buyer... Yes he is.  This would have been a perfect opportunity for him to give me his so-called elevator speech and wow me with all his wonderful attributes so I would jump at the opportunity to work with him, and I even suggested as much.  But no, he just wanted to know if anyone else in my company would cut their commission to work with him! Come on - give me one good reason please!

Needless to say this conversation didn't go much further.  I wonder how many other agents he called before finding one that was willing?

Funny thing, I Googled his phone number and saw that he has a place for sale on another island and wouldn't you know it, it's with a less-than-full-service company.  That figures!

Sorry buddy, but this is the full service lane... try the other lane.

This is my point of view from only my experience, albeit 30 years on sales: I think these type of calls are great opportunities to practice our negotiating; you've got nothing to lose! Rather than go negative and force the call to end as some will anyhow, I'd have gone Spin Doctor and tried to spin all the reasons there's more in it for that buyer and no cost to that buyer to use me. If you lost them, you were going to anyhow, but sometimes you crack the outer shell and find the soft center.

I'd also get off the throne; most sign calls start out with poor etiquette; they are half scared & defensive-they just called a sales person...smile through that phone and win them over...any amateur can take a bad caller and make it worse; a pro spins a few into COEs. My 2 cents, with no offense.

Believe me, I try to keep them engaged as long as I can, but it started out bad when he was expecting a George and got me instead!  As I said, I tried to see it from his perspective and just wanted to know why I should work with him, but he's the one that cut it short.

Say yes...but I charge 4%. I am easy. I explain to this type of client what I do...and what I would need to eliminate to give the a 33% pay cut. Then I let them know I have made a choice to only be a full service Realtor because I know I can save them far more than the 1% they are asking for if I do my job to the best of my ability. If not...I pass on them.

Georgie Hunter R(S) These people are exactly what NAR's Danger Report warned us about. They proliferate the erosion of hard-earned commissions, because invariably, there will always be an agent, albeit, a new one, who will be willing to give away their time AND money.  If all this guy was concerned about was money, then he obviously does not care one lick about the value0added equation that a professional real estate agent can bring to the 'table'.

Thanks for all the feedback.  I guess we've all had calls like this from time to time, and we all handle it differently. In some situations I may consider it, but this wasn't one of them.

In Califorinia, if you do this, you can be fined or have your license revoked. Everything must be on the HUD1 but I guess if the lender approved it but doubt they would. I have had several buyers call me and I just say NO and then Click.

Georgie I had one similiar to your call the other day. An investor wanted to view a new listing and asked how low seller would go. Seriously? Homes sell for list or above in some markets here.  I asked him leading questions and he got all mad and couldn't understand why I was asking any questions. Next......
