A question for Realtors. Is the internet better? I need you opinion!

I started my real estate career popping in on for sale by owners until the listed and doing open houses to get buyers leads. I made a very successful career out of it. I have made a conversion to almost 100% Internet and advertising leads. I Thought this would be easier but I'm not sure it is. I still have to get in front of the client to before I can really sell my self. I now get more leads but it takes more to be effective. I am not working any less. I am making more sales but much of that is due to holding on to my past clients and referrals year after year. I wonder if I am just adding a step before I get the chance to get in front of people. I would like to know what you all think. Please let me know what you are doing digital or face to face and how it is working.

I think you need to use both techniques together.  Yes, the internet is where 78% of home buyers begin their search, but they still need the person-to-person contact with a Realtor.

Real Estate is local - and your face to face approach is right on.... HOWEVER - the internet needs to be utilized....many of the sellers in my area are moving to your area - where are they shopping?  The internet - many of my buyers are coming from your area - where are they finding me.... the internet... keep them both and when the market changes you will be even more productive

I think the internet is more of the "billboard" on the highway.  If they see your name/face every day, every search - they get to know you.  Maybe they will ask questions or visit your website and, when it is time to sell - call you.  I had someone stop in my office the other day.  I introduced myself and said "Hi, I'm Bo. Can I help you?  She replied "Bo Buchanan?" I said yes, how did you know?  She said she had been to my website.  Then she told me she was there looking for another Realtor.   So, even though I couldn't develop a relationship from that contact - it was encouraging to hear that she knew my name.

We think you have to use both. Electronic is very important, but you sell need face to face.
