The Scottsdale real estate market finally showed signs of slowing in August. Although this trend is seasonal in nature, July had surprisingly strong sales.

AUGUST 2015 RESULTS

  • Active Scottsdale Homes for Sale: As expected the inventory of homes for sale dropped again. The number of homes for sale at the end of August was the lowest we have seen in the past year.
  • Pending Homes Sales in Scottsdale: Pending sales were up slightly to 301. This is still a pretty solid figure for this time of year.
  • August Home Sales in Scottsdale: Sales were down 22.8% over July to 375. Based on pending sales at the end of July and seasonal trends, this drop was expected.

The next graphic looks at a few other things related to the Scottsdale real estate market.

The top part illustrates how things are changing compared to the previous month. As you can see, active homes for sale and home sales were down between July and August, whereas pendings were up slightly.

The lower part is a comparison of what homes sold for versus what they had been listed for.  So, in August, homes sold on average for 4.2% less than list price. This number has been pretty stable over the past year.

Overall, Scottsdale's real estate market saw the seasonal slowdown take place. Inventory and sales were down. However, pending sales were stable, which means we could see similar sales  figures for September.
