If any Ceo of any successful sales company where to sit in with a group of realtors what would they think. All I ever hear for advise for selling a hard listing is lower the price. Don't we have a fiduciary resposiblility to our client's to get the most money possible. Even better don't we get paid on the gross. Hear are some ideas that have worked for me latley.
1.Take the listing off the MLS for a week lower the price half the amount of the buyers agent commission then advertise it as a public one week only sale. In one week put it back on with all new pics. (If it does not sell in the week)
2. Send an email or flyer to every realtor in your area offering a $500- $1000 buyers agent bounus. Always have an expiration date on the bonus like two weeks (you sellers would rather give up $1000 than $10000 in price reduction).
3, Remove the flyer box for two weeks then replace it with a different box and different flyers.
4. Call every realtor who had a comp. to yours that recently sold. Ask them how they did it. Then ask them if they had anyone close who might buy your listing.
5. Completly change the look all of the signs in the yard ( I actually had this work)
6. Talk to every realtor in your office about your listings offer to take them to luch for showing them to a client who may not be looking for that exact home.
7. Take one week and totally devote it to your oldest listing.
8. Give me you best ideas! If you work as hard trying to sell your clients home as you do getting price reductions before you know it the only reductions you do will be your sellers idea.
