More commonly known as Prado, the complex is situated in the vibrant South Lake Avenue District of Pasadena at 840 East Green Street(running the block from Lake Avenue to Hudson Street). Built in 2006 by K Hovanian Homes, there are 103 single and two story loft style condos in a variety of floor plans ranging from approximately 750 to over 2000 square feet.
While the features of the individual units vary you will find tall ceilings, expansive windows, open spaces, exposed ductwork, abundant storage along with concrete floors and walls. Architectural niches and alcoves further enhance the dramatic floor plans. There are washer-dryer connections in the units and some have balconies or patio areas.
Prado on Lake embraces urban and contemporary architecture and offers a resort-like ambiance with its interior courtyard highlighted by a pool, lounge and grill area. There is controlled access via a 24 hour concierge desk. Additionally you will find a beautiful lobby area, fitness center, 16 seat screening room, coffee/tea bar, wi-fi internet cafe and business center. Parking is in the subterranean garage accessed off Hudson Street.
The location at 840 East Green Street is within steps of numerous shopping and dining venues plus many office buildings, cultural and entertainment destinations as well as offering easy access to transportation via multiple freeways or the Gold Line light rail station at Lake Avenue. Walkscore calls the address a walker’s paradise with a score of 95 out of 100. There is street level retail in the building.
There are currently two Prado loft style condos available for sale. Both are located on the third floor and both are two bedroom floor plans. One with approximately 1485 square feet is priced at $768,000 and the other with over 1900 square feet is priced at $1,049,000. There are two additional units in escrow. So far in 2015, there have been four mls-reported closed transactions ranging from $425,000 to $750,000 with an averages sales price of $518,750(median sales price of $450,000). They have sold at 99.16% of last list price and for $475.08 per square feet on average.
For full year 2014, there were four mls-reported sales ranging from $395,000 to $900,000 with an average sales price of $588,000(median sales price $570,000). They sold at 99.09% of last list price and for $450.63 per square foot on average.
During 2013, there were seven closed transactions ranging from $433,000 to $840,000 with an average sales price of $570,000(median $546,000). The average price per square foot was $474.59 and they sold at 99.45% of last list price.
When comparing units of varying sizes, average/median sales prices will vary due to the mix of reported sales.
It should be noted that there has been a change in the rules for Prado on Lake in December 2014 it was agreed that any new homeowner will not be able to rent/lease their unit.
