I am continuing the series of short market reports about condo-hotels in Daytona Beach area. The general overview of condo-hotel market is here.
A post about Daytona Beach Club is here. And a post about The Plaza Resort & Spa is here.
When talking about condo-hotels, it is difficult to be exact in describing their overall ambiance, and they are all very different, so I use the ratings on Tripadvisor, so if you do not like it, or you do not agree with it, take it to them:) Daytona Beach Resort & Conference Center positive rating is 69%, Which is pretty good.
Daytona Beach Resort & Conference Center at 2700 N Atlantic Ave. is at the top of the food chain so to say. One of the nicest condo-hotels, competing with Plaza Resort & Spa.
It is in the area of Daytona, which is farther north from the Main Street and all the buzz of Daytona. It is in one of the nicest areas on the beach, where you have the largest shopping center on the beachside – Bellair Plaza, plenty of stores, restaurants… The area where you do not need a car to live, or stay while on vacation.
Built in 1971, this 315-room resort, sitting on over 3 acres of oceanfront with 442′ on the Atlantic, is the latest and longest (still going) condo-hotel conversion in Daytona area.
It offers several pools including one indoors, restaurant, very nice rooms in this well updated large (by Daytona standards) oceanfront resort.
33 units for sale at this time. A bit more than 10%, which is a rather high number. Gotta be that prices are low.
Let’s see.
Lowest price is $44,900 for a city view unit. 2 units for under $50K. 3 units between $50K and $60K. One in the $60s and in the $70s. 3 in the $80s (including first direct oceanfront unit), one in the $90s, and then jump to 3 units in $120s, 2 in $130s, two in $140s, seven in $150s and so on to the most expensive unit $189,900.
No comparison to Plaza Resort & Spa in terms of prices meaning that Plaza is way less expensive, which means that Plaza has more problems at this time.
In 2015 9 units were sold in the resort from $43,500 to $90,500. Last year there were 11 units sold. Not that much of a difference, and it is showing how slow our market is still is.
Yep, yet another flat year in this forgotten by Real Estate gods paradise…
