Who offers the best training for new realtors?

 

Hello, everyone yesterday we posted a blog trying to find out the opinions of realtors as to who would be the best real estate companies to work for?  We, got some good ideas and input based on the question.  But we would also like to know the opinions of realtors with regards to who offers the best training for a new realtor.  My friends and I have been discussing perhaps doing time share sales to start or perhaps trying to land a job with a major real estate firm.  But we are not sure how the system works when working for a real estate firm.  We would certainly appreciate any information or perhaps any website that can give us details on how the leads are distributed in a firm if there is such a way.

RE/MAX offers their own TV channel of traiining on DISH tv. LOTS of content.

If you were here we would say us. Keller williams as well as GMAC are pretty good . but they are very independent and training varies

I have been with Coldwell Banker and now RE/MAX....by all means RE/MAX has the best training programs for new agents and old timers.

After reviewing all of the major companies and learning about the types of ongoing training that they offered in our area we went with RE/MAX.

I think the best is to ask other experienced agents in your area who they started with. You might not know this but lots of companies do not take on new trainees. You may be limited where you go. No, I would not do time share. Better to start right out and see what real real estate is like. The best advise is to pick an office with walk ins. That means it is in an area where people actually stop and walk in. It could be in a mall, tourist area, downtown area or other popular location. Sometimes these offices post listings on the window. People view them. You have an opportunity then to go out and greet them. Offer them a local map with your card attached. Maybe point to a certain house and tell them something interesting. Offer to take them out and show them area and go "snoop " in a few homes. Just my thoughts. Each area is so different. But put yourself near people. If you can get into the best listing or best selling office go for that one.Your local mls can tell you who that is. You can also ask your local mls for advise on good training offices. Do not go to a family owned office that is mostly family members. You may---and i say may----not get all the leads you should---this happened to me and others at a small family owned office. I love Re/max/ Exit/ C21 offices. They are usually busy. Re/max fees are high but you get high comm. rates. When the market is good this is who to work for. I work for Exit now because I cannot pay high fees when the market is not as active. Internet is where you will draw your people. Blog, craigslist, a great website, easy realestate type email. Gmail is great for real estate.

I haven't found anybody with excellent training, but it varies depending on not only the content at the brokerage but also the individual trainer.  RE/MAX does have a TON of online and satellite TV resources that you can never exhaust.  But it still takes a good personal trainer.

Thanks to all of you who took time to provide me with some information.  I see that overall most if not all are choosing RE/MAX as one of the best companies out there.  As a soon to be rookie, I am interested in gaining experience, and knowledge from the best company I can possibly become involved with.  I am a fast learner and have the will to be successful.  But I believe that it is mutually important to get opinions from people who are currently in the industry like all of you are.  I will do the research on these companies to see which would be the best fit. 

So how does the lead system work in an office environment?

Do they work sort of like on a turn system or seniority rules?

Re/Max I like the training that they have to offer. Lots of moms and pops have no trainers on staff.

Lead distribution is most usually not done by seniority.  Each office is individually owned and operated.  We follow guidelines to keep the integrity of the RE/MAX organization.  When you go to http://www.joinremax.com/ they will mention something called Leadstreet.  Ask the owner/broker of your local office to explain all the benefits and how it works.  Even if you do not have your license go ahead and schedule an appointment to interview with a RE/MAX office.  You can find the one in your area by going to http://www.remax.com/ .

You are going to hear a lot of biased comments to go to ReMax, Coldwell Banker, Century 21, ERA, Keller William, Exit, Mom and Pops, etc., etc., etc. Interview all of the companies big and small, and go with the one that has a Broker you feel comfortable with. Make sure they have a Mentor's Program so you can get a running start in this business.

As far as leads go, don't count on getting any. In this business you are on your own and it will be up to you to make your own way. I worked in a very large franchise company and the leads were given in rotation. There were over forty agents in the office. When I worked in a small company, the Broker gave the leads to their children working there. This should be one of your questions during the interview.

Make sure you interview the Broker and ask a lot of questions such as:

  • What kind of training programs do you have?
  • Do you have a Mentor's Program?
  • Who are the Mentors. Make sure they aren't someone who just got their license a few months ago.
  • What are my office expenses? Some offices have desk fees, admin fees, etc.
  • How do you give out leads when they come into the office?
  • What are your floor duty expectations? 
  • Do you help with my expenses such as mail-outs, signs, business cards, etc.?
  • What can I expect out of you the Broker?
  • What do you expect out of me?

There are probably many more questions, but I would make sure I had the answers to these question before I made a decision. 

Some agents like a large office environment and some agents like a small office environment. Don't let the company name make your decision. Remember, you are a company within a company.

Thanks again to all of you for taking the time to answer my question.  Well done to all of you, I have definetely learned some key points to remember and use.  I feel like Joe Girard, says in his book when the manager of the dealership did not think it would be a good idea to give him a job.  He said just give me a desk and a phone and I promise you I will beat the best sales person you have in this place.  Then the manager says are you crazy? Joe says no I am hungry..... The rest well we know what happened next
