Kingsbrooke Townhouse Report: August 2015
With just hours left in the month of September, I'm already thinking of getting my Halloween decorations up tomorrow. But before I jump too far into the fall spirit, it is time for another Kingsbrooke Townhouse Report. This one will detail townhouse sales from the month of August. We will make our comparisons to last month (July 2015) and last year (August 2014.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
9 Listings were Active: 7 Regular Sales, 2 Short Sales
There were nine Kingsbrooke townhouses available to Bristow buyers as August came to a close, opposed to the thirteen that were available at the end of July. The high list price was down over 1% since last month and the low list price was down nearly 6%. The average list price was down 2.5% since last month and down over 4% since last year. It is important to remember that list prices are suggestions. True market value can only be found in the sold column where we find out what buyers and sellers agreed to in their contracts.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE
5 Listings were Under Contract: 3 Regular Sales, 1 Foreclosure, 1 Short Sale
There were five Kingsbrooke townhouses under contract when August ended, up from the three under contract in July. The high list price at time of contract was up over 7% since last month and the high marketing time was 9% shorter. The low list price at time of contract was down oaver 14.5% since last month and the low marketing time was 38% longer. The average list price at time of contract was down 2.5% since last month, but was up 6.5% since last year. The average marketing time was over 10% shorter, but was 106% longer than it had been last year.

Three Kingsbrooke townhouses made it to the settlement table in August versus the five that sold in July. The high sold price was down only 3/10th of 1% since last month and high marketing time was 51% longer. The low sold price was up 6% since last month and low marketing time was 167% longer. The average sold price was up 2% since last month and up over 3% since last year. The average marketing time was 16% longer compared to last month and 45% longer than it was last year.
