I really appreciate the ones of you who gave me some creative ideas.  Even though some of you wanted to argue about price, condition, etc., I appreciate your feedback, but you missed the point.  I see agents everyday in this market doing the same thing over and over, and I am including myself, realizing the same results.  Some people define that as insanity.  My point was I was looking for new and different.  My listing is beautiful and is in tip top shape and is priced aggressively with other homes in the market. Yes, price will sell any listing.  If you lower the price enough, someone will buy; however, that is only one solution and as a seller's agent my objective is to bring my seller the best price even in a buyer's market.  That is why I look for new and creative. Otherwise, why should anyone choose me to represent them in selling their home.  I would just be like every other joe blow realtor.  I do agree that some listings can be overpriced and hence the reason they aren't showing.  Good point.  I am a firm believer in not taking overpriced listings; however, sometimes I realize that my marketing is just not reaching the right audience, and that is when I look to do new and different.  For those of you who gave me those ideas, my hats are off to you.  I am going to try and implement a couple.  They are definitely things that I had not thought of.  Thanks again and Happy Selling!

Way to stick to your guns, Maria. I agree with you on your pricing. I wish you all the best, Jim.
