Task Lists: USE them for buyers and sellers!
It might sound a bit trivial, but even in today's age of technology buyers and sellers still need guidance on what tasks need to be accomplished during an escrow.
Have you ever heard comments or feedback from buyers or sellers stating "my agent doesn't keep me updated" or "I don't know what's going on"?
Well, that's because we're forgetting a very basic principle of task lists. Or, "ticky-tack" lists as I sometimes call them.
Don't ever assume that your buyers and sellers just KNOW what needs to be done on their side of the transaction, no matter how much you feel you've discussed it or how knowledgeable and/or experienced you feel they are. YOU STILL NEED A COMMON PAGE (literally) for the both of you to track the progress of tasks at hand.
I personally use a custom database program that can either produce a PDF and/or email it to my clients with a click of a button. And I do this once a week so that they can see what's going on and what still needs to be accomplished in which order.
But it can even be as simple as sharing on online Google spreadsheet for the both of you to see.

I developed it in the form of a check-off list so that my client has control over the flow of tasks. As the tasks are completed, the checks and dates and other information is filled in and I send an updated list to the client that shows a revision date at the top.
Once again, as we become more advanced in using technology for our transactions, sometimes we can't forget about the basics.
