The THROW-DOWN Listing

He was talking so fast I could barely understand what he was saying .. but heard him yell..."I got me a throw-down listing!" and "Judith...how fast can you get over here??!!!"


And I'm thinking to myself .. "What the heck is a throw-down listing?"

 

I finally got him calmed down and this is how the story unfolded .....

 

Three weeks ago I had created SMARTePLAN marketing materials for a $1.2 M home for him -- and it was already  OPTION PENDING. 

 

What happened is two blocks down and one block over was a man getting ready to sell his home.  Part of this home sellers "getting ready".... means he was up on our MLS sneaky-peeking at all the current homes for sale ... in his neighborhood .. and around "his" price range .. and he saw THAT home in the MLS with the SMARTePLAN.

 

So he called Ben Fischer, the listing agent and said "You listed that home over on Carina Drive? Well, I'm on Carina Place and I'm selling my home and I'd like you to be my agent ---and I'm going to get one of those smartplans aren't I?"  Ben said he couldn't say "yes" fast enough........ and then he called me.

 

And so by the time I picked up the phone this is pretty much what I was hearing….being spoken in high volume and with rapid-fire delivery…

BEN:  “I got me a throw-down listing!”

BEN:  “Judith, how fast can you get over here!”

BEN:  “I didn’t even know this house would be going on the market!”

BEN:  “He’s only been there 3 years!”

BEN:  “I know the lady who sold him that house and boy is she going to be PISSED!”

BEN:  “Judith – it’s a THROW-DOWN Listing .. I told him YES he gets a SMARTePLAN… how fast can you get over here?”

BEN:  “Man Oh Man, I got me a throw-down listing… that’s what i is .. a throw-down listing!”

 

OK... so back I go to that same subdivision and created SMARTePLANS for Ben’s throw-down listing. It also was listed for $1.2 M and sold rapidly.  The seller was an ex-pat engineer rotating out of Houston and home to the U.K. 

I gotta tell you  engineers love, love, love SMARTePLANS ... Actually, we have a great following among those who make their living being “very precise” .. doctors, attorneys, engineers, etc. they like the “technicity” of the drawings and the sheer amount of information we convey about the property.

That was some years ago but it was the first time I heard “throw-down” listing and since then there have been quite a few. … it has become more common than uncommon.

Always Remember

  1. Your online listings are your resume .. and are “speaking” for you … make sure they represent YOUR work ethic, as well as showcase the property to its best advantage.

  2. Soon-to-be home sellers are online looking at current properties for sale long before they contact an agent … they are looking at pricing (“hmmm can I get that for my home?) and they are looking at the presentation of the property compared to others in the surrounding area and often create a short-list of agents.

Gee David, can you tell that boy's from Texas? ...did I get the accent right? Yes,it WAS pretty funny that day, but I think many agents "get throw-down listings"...ones that come spinning in out of the atmosphere that they had no clue about. In my case it was distinctive marketing (thanks for your kind words) but if other agents share their experiences I think we'll find that there are a number of ways that doing something different / or unexpected/ or just for the sake of pure kindness paid off with a throw-down listing.
