Geeze, how many blogs have we posted about shoddy work, contractors or sub contractors not completing work or covering something up with caulk or paint and trying to slide it by the buyer? It is imperative to go back behind workers to insure they have done the things you ask them to do correctly!
Yesterday I did a re-inspection on a house I had previously inspected. There were several issues in my report that my client asked the seller to have repaired. He agreed and hired a handyman to make the repairs. A Handyman! In this case, the fellow wasn't so handy. Not the sellers fault, maybe only to the point of making sure he actually done the repairs.
I blogged about one of these issues. It was a plumbing vent that did not protrude through the roof to discharge outside; it was too short and stopped in the attic. Why? Because the pipe was not supported in the attic and it slipped down. So our handyman cut the pipe, glued an extension on it with a coupler to extend it through the roof... just not far enough!
It was technically far enough, but he didn't go up on the roof to make sure the lead boot was folded down inside the end of the pipe! So, it wasn't any better than it was before. Water will definitely leak into the attic area. It was an easy fix, lift the pipe back up in the attic and add some supports to it, then just unfold the previous bend, fold it down and into the pipe. But he didn't do it, he merely added an extension. You can see by the pic on the right that it's still too short and will allow water in between the pipe and the lead flashing.
The second repair was supposed to be replacing some rotted wood on the facia. Almost every area that the boards were butted together had rotted and damp soggy ends on them. The reason it happened in the first place is another issue. He replaced a few in the front, but you can see by the before and after pics that he didn't even touch the ones in the back!
So I poked my finger in it this time so it was more pronounced. The seller stated he would call our buddy the "handyman" to finish his job.
The main problem here was that the seller hired someone he thought would do the job correctly like he hired him to do. This was a handyman business! The handyman business did a sorry job for their customer, and the seller is guilty of not checking behind him to make sure the work was completed.
Back came the Home Inspector to re-inspect. Gotcha!
