Ahwatukee Property Values.

 

What if knowing or discovering Ahwatukee Property values was made simple?  Would you want to know what homes have been selling in your specific area?  Would you want to know what homes are currently under contract?  Reasons for why you may be wanting access to this information can vary, but regardless having it at your fingertips could give you real valuable insight.  Maybe we are coming up on tax time and you’d like to have an overall idea of whether the home you are living in is getting taxed appropriately.  Some folks will look this up and fight the valuation done by the assessor to help lower their annual property tax assessment.  Maybe you’re considering selling and would like to know if the sale prices for homes in the area are conducive to your deciding to sell.  Till now the information for homes that have sold has been difficult to come by, and frankly out of reach for most people.

 

While home sales information for the Ahwatukee area are public, it can be hard to find.  Not sure if most people know but there are places one can go to find out what homes have sold for that are public.  The county recorder’s office is one such place that comes to mind.  This is a branch of the government has as one of its tasks to record documents.  You can actually get a ton of information from this sight such as foreclosure notices filed, quick claims filed, tax liens filed against properties, …………………..and WAY more documents filed for Ahwatukee as well as the rest of the county.  The county recorder does not just record what you’d think normally as just residential real estate but other documents as well such as “abandonment of mine” or “last will and testament”.  You could also go over to the county assessors office and see what you can find there as far as values and sales in Ahwatukee.  Actually most branches of the government do have websites, so you could let your fingers do the walking.  Yet, be warned that finding information can be VERY difficult.  It really can take a lot of time, effort and significant persistence to learn how to navigate any government website to get the information you need.

 

Yet, as I shared early on, wouldn’t it be nice to have a simple way of discovering Ahwatukee property values?  Well, the easiest and most effective way to see what homes have sold in the area is the MLS.  The mls is the multiple listing service, and it is something that is provided by the Arizona association of realtors, to realtors for the use of conducting their business.  It is a system that houses information of all current homes for sale, such as those home you will find on this site here.  It also will house all the information regarding which homes for sale are currently under contract and in the process of being sold.  The system uses different “status” for properties, and those that are under contract will show either UCB or Pending.  Both designations and statuses indicated show that a home has and accepted purchase contract and is in the process of the sale.  The last designation or status that a property may have in our MLS is the Sold status (there are a couple other statuses, but frankly you don’t need to know them, we barely use them as agents).  This sold status for example is the status that I could use to determine Ahwatukee property values by looking at recent sold homes in the Ahwatukee area.  This is information that in the past has been very hard to come by, but I’d like to make it easier for you to access.  This will require the assignment of an account to any one that is wanting to gain access, which I can grant.  Very much the same as any buyer I’m working with, I give them access to properties that are currently for sale in a given area.  Truth is the system now also allows for buyers to make their own custom search, and dictate changes to the criteria that they may choose.  So you see this system might be REALLY beneficial to you not only to find out what homes are selling for in your area, but also to set yourself up with a custom search for homes in area you’d like to move to.  I should clarify, that you will be able to use the custom home search, so long as the home is within the Arizona MLS, as I of course do not have access to the mls in say, anywhere outside my ARMLS. 

 

How to sign up for the live market analysis tool for Ahwatukee home values.  Oh, and why call it a live market analysis tool?  Well because you’ll always see current information with this tool, current homes under contract and homes that have recently sold in Ahwatukee.  It will show you sold homes going back 3 months, which is generally what the appraisal industry see’s is being the max time frame they like to go back when determining value.  As we move along in time, the system will still only show you the most recent 3 months of Ahwatukee homes sold.  So first you’ll want to request an account, or better yet just sign up for it yourself.

Scroll down a bit and you’ll see the mls search.  Look toward the top right of the mls search and you will want to click on the log in, feature. 

 

 

 

This will populate the registration or log in screen.  Please fill out the form on the left column, which will be name, email and phone number.  Why phone number?  Well two reasons really the first of which I’d like to call to make sure you are getting access.  Secondly, I’m a realtor and my job is to help both buyers and sellers with their real estate needs, and I’d like the opportunity to talk and earn your business.  FEAR NOT, your information is only visible by myself and will not be resold.  On top of which other than an e-mail and a phone number, there really is not anything of a sensitive nature that will be on this site.  So I would really recommend wheI will however add you to my real estate market update newsletter, which goes out via e-mail at the start of every month. 

 

 

Once you have registered for an account you will receive an email with your password and login information.  I would highly recommend that you change the password.  Login to your account and select at top right the account tab:

 

 

The next screen will be your dashboard.  Here on the bottom right you should see a spot where you can click and change your password.  You WILL need the current password and then change it to something simple you will remember like 1234.

 

 

Now, you will not have access to the living home value analysis until we have talked or I have received an e-mail advising you’d like access.  I must add this in manually.  Once received or discussed I will add the feature which will allow you to see recent sold homes in Ahwatukee as well as homes currently under contract.

 

This system is directly tied into the MLS that I as a realtor use.  Powerful Stuff!!  Do you know who sells more homes than anyone out there?  Realtors.  Do you know home many realtors use automated systems to determine home values such as z-i-l-l-o-w, or other national portals?  None!!  I’ve never heard of any real estate agent that uses a national automated valuation system to determine values of homes.  Reason is, the systems are not reliable and the information they use is dated.  Even on their sites they give themselves poor grading for accuracy of their pricing.  The one mentioned above, actually is within 10% of actual sale price only 68% of the time.  That is a “D”, which is not really a passing grade, and likely why no real estate professionals use the system.
