5 Things To Consider Before You Write An Offer

We have some clients that we have been working with for quite some time.  As we have been showing homes, we couldn't help but notice that there were a number of homes that had some unique expenses. We got to thinking about the past 11 years that we have been selling real estate. Something we didn't really notice before is how different the expenses can be on certain properties.  

Prospective buyers generally come prepared with a pre-qual and our experience is that they all max it out.  We just showed a property this past weekend that had some really hidden expenses that if we had not been there to help discover them, our clients could have made a big mistake.  This particular property does not have city gas, but the current owners put in an under ground propane tank which runs the water heater, furnance, and other utilities.  We both thought it was wierd that the current owners used propane to heat the house because from experience it can be quite costly to fill one of those tanks every year.  We told our clients that we would check on the cost to fill that tank before they made an offer.  They didn't seem too worried but what we found out was shocking.  Apparently the current owner cuts a check between $2,000 and $3,500 a year.  That is about $250 a month which is about $150 a month higher than your city services.  The owner is also responsible for the tank and all the maintenance that comes with it.  This may not sound like a lot to some people, but for some it can be.

This is a good reminder to think about hidden costs.  In a perfect world, a seller would be up front about the added responsibilities.
