I have a home listed in Springfield or. It's  going to Sherriff sale it June 10. The homes  account manager at the bank says he will with work with me to try to keep it out of foreclosure. This is a single mother whos husband just up and left her and thier 7 year old daughter with all of the bills and no income. This is a very sad situation. The seller cries every-time I speak with her. The home is noe priced at $219000 and they owe $215000. I am paying a $3000 buyers agent bonus and taking only $1000 for myself. I really do not believe a short sale will go through. The home is in excellent condition and the owner still takes perfect care of it. The problem is it's on a flag lot that backs up to a very busy main rd. The busy rd is hidden very well by a hill and large vegetation wall but you can hear it. Even though the home is very clean It has never been updated. ( Built in 1992). I am not getting any offer because of the location (flag lot and main rd.). On paper  $219900 is a great deal so I do not think the bank will take short sale.  I cannot get anyone to write an offer at the current price either. Should I lower the price below what is owed with a disclosure and hope for a short sale. The address is 7443 A st Springfield Or 97478 if any one would like to look it up to help. It sounds like the seller may actually qualify for a short sale seeing as her husband up and left her and their daughter and she is not working. Call the bank and ask them for a short sale package and talk with them. You never know what the answer will be if you never ask the question. Have her get all of the documentation together that the bank wants and help her write a hardship letter. If you need help let me know. Im just a phone call away.

Charles is right - but knowing what they will want in the way of paperwork is key - have all your ducks in a row prior to an offer - and keep lowering the price until you get the offer - the OREF forms has 2 addendums for short sales - one is a summary and one is a short sale addendum.... be sure you use these - there is a fine if you do not.  Read them ahead of time - they will tell you a lot about the process
