Relocation Realtors are A Different Breed of Cat

Denver Relocation RealtorsDid you know that there are different types of Realtors? That’s especially important if you are relocating to a new city. You want to make sure you find an expert relocation real estate agent who will be able to show you a complete menu of options available in your new city. I work in Denver with my daughter/partners as relocation Realtors.

 

Some Realtors are neighborhood specialists. They do most of their business in one neighborhood or suburb. They know that neighborhood like the back of their hand. But they rarely can compare and contrast different neighborhoods and certainly wouldn’t know even where all of them are located in a larger market like Denver.

 

I've been a relocation Realtor in Denver for more than 35 years and love working with my grown daughters. So, what makes us different than other real estate agents? Well, we have specialized in selling homes to folks moving to Denver from out of town. Sometimes, they are transfered or recruited by a large company. Sometimes, they are just moving on their own to discover new adventures in our wild west cowtown of Denver.

 

Relocating is More Than Just Finding a Home

 

Family moving to DenverA relocation Realtor does not specialize in just one neighborhood and should know all of the neighborhoods that compete at different price ranges and four different amenities such as good schools. A good relocation Realtor will also know all of the homebuilder’s subdivisions for new homes as well as all of the resale homes including those that might be “quiet listings” not in the MLS. Those can be homes not yet officially on the market or homes with Sellers who will sell but do not to be publically identied in a multiple listing service.

 

So if you’re moving to a new city, you might want to consider seeking out a relocation specialist. How can you find one? First and foremost, ask for a referral from your home city realtor. Explain that you want to make sure that the realtor in your destination city is well-qualified as a relocation Realtor. That would be someone who is already in your agent’s relocation referral network.

 

In addition, you’ll want to ask the Realtor what his credentials are for relocation. That might include being a Certified Relocation Professional, Certified Residential Specialist or any other professional designation. You’ll also want to ask if your potential real estate agent has helped any companies relocate transferees into the destination city. I have worked with such diverse companies as Xerox, Pfizer, University of Colorado Health Sciences Center, Boeing and Pepsi in helping their employees relocate to the Denver area. These folks moved to Denver from California to open a chain of audiology clinics.

 

Interview Your Realtor First

A good relocation Realtor will be able to point out the best school systems, the areas with lowest crime, neighborhoods that are appreciating in value and identify any other amenities that are important to you.

 

It’s important to be comfortable with the Realtor you choose. So be sure to interview them over the phone before agreeing to look at houses in the destination city. Ask a lot of questions about their qualifications. And just as importantly, ask them what they like about their city. Strike up a conversation that will let you know how comfortable you’ll be with this person. Ask them about their family, hobbies, interests and life outside real estate. Remember, you’ll be driving around with them for days and need to make sure you feel comfortable with them personally as well as professionally.
