Staging towards the latest trends

 

When you are getting ready to sell your house, you become the Chief Marketing Officer of your property.  It is your job, with the help of a homehome stager and an experienced Realtor to sell the merits of your home to potential buyers.

In addition to editing your accessories,providing a fresh coat of buyer-friendly paint, addressing deferred maintenance projects and improving your curb appeal, something you might consider staging with the latest trends in mind.

Recently I read an article in Realtor Magazine about the Hot Housing Trends for 2015.  It listed 21 items that were considered to be what homeowners were looking for.

Obviously a seller does not want to make major improvements and changes that would not be financially sound, however, there are some things that a seller can do that will help tell the buyer that the house is trendy!

after bedroom-staged1.Luxurious Master Bedrooms

You don’t have to tear down a wall or buy Pratesi linens to add luxury to your bedroom. Here are some inexpensive tips you can do:

-Clear the room of anything non-sleep related.  No workout equipment or desks.

-Clear out all of the stuff you’ve placed in the room because you have no idea where else you can store it

-You owe it to yourself, so if you don’t already have a comfy bedspread or comforter, buy one.  You can pick something that will carry over to your new home.

-Add some pillows- not the ones you actually use, but the ones that make the bed look plush; you’ll never use; and everyone else thinks you’re crazy because you just take them off at night.

- Add light.  Ninety percent of the bedrooms I see lack lighting.  Often they only light they have is the small overhead light that is standard with builders. Add a lamp for each nightstand.

- Add artwork.  

 

2.Spa bathrooms

Think of the Ritz.  Once again, edit all of the personal items you have on the countertops.  We really don’t want to see your toothbrush!  

- Ditch those skimpy towels!  Fluffy whites!  And you can purchase those at Target.  You can also use them in your new house.

-Check out your mirror.  This is an area where you may have to open the wallet.  If your mirror is desilvering, and depending upon the space, you can add a frame to it. You can go to your local hardware store or check our Mirror Mates online.

-Put the bathroom scale away!

-Add accessories like an orchid, tall apothecary jar filled with soaps or potpourri or hand towels.

- Add some art.  And no, you don’t have to limit it to bathroom art.  bathroom staged

3.Outdoor living

This is where those of us in South Florida should focus.  

-Remove everything that has nothing to do with outdoor entertaining, including pool equipment!

-If your outdoor furniture is on its last leg, paint it, clean it or toss it.  

-If your budget will allow, purchase some comfortable chairs and a table and chairs.

-Remove empty pots, dead or in the process of dying plants.

-Add colorful plants and flowers only if you’ll be able to maintain them.

-Many of us have outdoor fire pits.  Don’t hide them behind the garage.  Make them a focal point.  Clean them up, add some comfy chairs.  

-Clean the grill and the grill area!  If you have an outdoor kitchen, make it look inviting.

4.Home office

Most new homes have a dedicated home office.  If yours does not and if your home has sufficient bedrooms for potential buyers, why not show one of the rooms as a possible home office.

-If you have a small desk in the room, you can show it with a daybed or small sofa, letting buyers know that this room could work either way.

-Don’t junk it up!  

-Add lighting to the desk area.

-Bring light in via the windows! (ie, clean them)

-Don’t make the room look like an afterthought.

-If you have a small sofa or daybed, add color with small pillow to make it look inviting.

 

You don’t have to break the bank when selling your house. Focus on the trends or key areas that buyers want and show them the possibilities.
