Seller expectations, Selling Land

This picture is just one view of a tract that is about 150 acres we are working to sell. We have a buyer !!!!! But the seller is the problem. When selling tracts there are good things and bad things. Unfortunately some of the things that sellers think are good are bad. These are things to consider when working a land deal.

1 First off there is a lot of pasture flat land on this tract. That is a good thing. Why, because clearing costs and grading costs(development costs) will be lower. A seller may consider the fact that the land is treed and beautiful. But a buyer will look to see if the trees are sellabe when clearing thus reducing his cost.

2 There is good road frontage. This is just flat out good no matter how you look at it.

3 There are fire hydrants down the road indicating the possibilty of county water

4 There is a beautiful stream and pond on the property. The seller loves this. But the buyer sees bridges, set backs and unuseable land. So this is again an area where buyer and seller see the same thing differently.

5 The buyer needs zoning. The seller does not understand why he needs to wait for the zoning to happen.

6 The seller does not own the mineral rights. They were sold off in the 1890's. It is after all North Georgia and there was a gold rush here.

All of the above things are important because they effect the price offered and the time it is going to take to close. As a Realtor you end up explaining, in a nice way, to the seller that pluses for this land as a farm are minuses for this land as a tract with homes. It is a fun process. There is a lot more that goes into it but selling land ,which I personally like to do, is challenging. It is often more about the meeting of thevminds then it is about the land.
