When designing Palm Coast in 1969, ITT development group put in a unique 23 mile navigable Saltwater Canal system with access to the Intracoastal Waterway.  The saltwater canal neighborhoods are divided up into sections and most of the street names begin with the letter "C".  Most of the saltwater canals are 80' wide and can accommodate large boats.  The Saltwater Canals are all within the City limits of Palm Coast and do not have HOA fees or boat dock fees.  You can just pull your boat up behind your home at your own private dock.

When choosing a saltwater canal property, many things must be taken into consideration:

#1 Rule of Real Estate - Location-Location-Location.  Everything else about a home can be changed.  Waterfrontage in feet and time/distance traveled to the ICW will not change.

 Not all saltwater canal properties are created equal. 

The Saltwater canals are sort of like waterway cul-de-sacs with the tip lots being on the open end and the most desirable.  As you get further to the dead end of a saltwater canal you must take into consideration:

  • Waterfrontage in feet
  • Depth of canal

Tip lot properties are the rarest and most desired of all saltwater canal frontage properties in Palm Coast, FL. and these properties and vacant lots will be priced accordingly.  The next most desired will be 80' waterfrontage properties that are close to the outlet to the ICW, basins or main canals.  Make sure you always do your homework when choosing a saltwater canal front property. 

 

 

Working with a REALTOR that specializes in these properties is you key to success in finding the ideal set up for you needs and will save you future surprises and headaches.

 

Sailboat Country Saltwater Canal Homes

Palm Coast has an area referred to "Sailboat Country" which has open access to the Intracoastal Waterway without any fixed bridges.  Of course this area is most popular with Sailboaters.  Waterfrontage in"Sailboat Country" range in size from 40' all the way up to over 210' for a tip lot.

Clubfield Area - Sections 3 & 4 Saltwater Canal Homes

If you are not a Sailboater, then you have many more choices when choosing your saltwater canal location.  Sections 3 & 4 on the Saltwater Canals are highly desired because of their location, waterfrontage, lot size, convenience to town, shopping, dining, Marina, Ocean, Beaches, Hiking/Biking trails, nature preserves & parks. 

 Many of the homes in Sections 3 & 4 were built in the early to late 80's because of the desirable location. Very few vacant lots still remain on the canals in these sections and the existing homes are some of the best values in Palm Coast, due to their location. Most of the properties in Sections 3 & 4 are 80' of waterfrontage or more.

 

North/West End - Section 16 Saltwater Canal Homes

Further away from the Intracoastal Waterway outlet & Marina, you will find Section 16.  The majority of the lot sizes in Section 16 of the Saltwater Canals are 60' & 70'.  The homes are newer due to the location and distance needed to travel to access the Intracoastal Waterway. The time to reach the ICW can be upwards of 45 minutes depending on the location of the property.  The more desired locations on the Saltwater Canals were of course built on first.  There are still many Vacant Lots available in Section 16 and if having a newer home is more important than Waterfrontage and time traveled to the Intracoastal, there are many newer homes to choose from.

 

 

Vacant Lots - All Saltwater Canal Sections

In all Sections of the Saltwater Canals in Palm Coast, there are still vacant lots available for you to build on.  When building, you will need to take into consideration the cost of a seawall, site prep & Impact fees in addition to the cost of your new home.  You can choose from a multitude of builders in Palm Coast to assist you in creating your Saltwater Canal dream home. In many cases, in our market today, you can buy and existing home at a much lower price than having a new home built on the canals. If you are looking for a property to eventually in the future build you dream home on, or just looking to own vacant land...a vacant lot may be your best choice...they are not making anymore of these types of navigable waterfront properties due to environmental restrictions and the costs of recreating such properties.  Roads, water, sewer and utilities are installed and already available to all currently developed saltwater canal lots in Palm Coast, FL.
