PRICE IT WELL
Sellers often tell me “Let’s start higher, because buyers always try to make lower offer”. True and not true. Educated buyers or buyer who have been looking for a while will know if price is fair. If you list your home at fair market value or even below market value, chances are that you are going to have “bidding war on your home” with possibility of getting offers above listing price. If you list your property too high, nobody will be looking at your home and by the time you finally lower your price, it will be on the market so long that it is going to feel “stale” to some buyers. And some are going to feel suspicious :” Is there a reason why this home has been on the market for so long? Is there a problem?”. And that is when you are going to get lower offers. So START with right price.
