What to look for when purchasing a home can vary from client to client, location to location and what is the budget.

So many buyers want that perfect house to call home.  It’s important for us their real estate agents to guide and education them on the process.  We need to help them self-discover.  Is this a property they will be living in for 1-3 years, 3-5 years or their forever home? (Which we all know is never the case regardless of what they say)

When I speak with my buyers I always suggest to them to make a list of their needs vs their wants.  I remind them that if they were to build their perfect dream home as soon as it was completed, it would be darn I should have thought of adding this or that.  By having a conversation with them, and helping them self-discover we can make their home buying process easier by eliminating certain properties and making sure other ones are included.  By having a needs vs wants list it allows us to see how much of the properties we are looking at meet those wants and needs and therefore keep them on the list or remove them after we have viewed.  A good rule of thumb I have found with my buyers 80-90 % of needs and 70-80% of wants makes for a great property to see them living in.

Location is always a key factor for buyers.  Buyers need to do their homework too.  This way they can determine those things that will make their location a win-win for their entire family.  Some may want to be close to the mountains, beach, hiking trails, near a freeway and some the schools in the area or places of worship are deciding factors.  These are all important issues to discuss with your buyer and make sure they discuss with you too for scheduling your search criteria and location.

Budget is huge in determining where to begin the search.  You want to make sure your clients have met with a lender and or their banker to determine what they can purchase.  There is nothing more frustrating for the buyer and agent to set up a search based on what the buyer says they want to purchase, have them find that great house and determine after they have met with their lender they are $ 50,000 above their budget.

Excellent points, Debbie. I also ask my buyers up-front from their list of needs and wants what they are willing to compromise for the right home (location, commute, school district, size of lot, etc.).

Very Good point Nina- I do the same- again communication and it helps them self discover.  A lot of times the two partners don't always agree and haven't even discussed it.
