It doesn't happen all that often, and it is always amusing to me when the seller leaves notes for explanation when they know a Home Inspection is coming!
I had a good one the other day. The guy had a 3 car garage, but he built shelves along the wall all the way to the garage door. The door would not open because he built the shelves about 6" too close to the door.
There was a garage door opener installed, but you couldn't operate the door because it jammed up to the shelves as it tried to open. Six Inches! The shelves were about 15' long, he couldn't stop a few inches short so the door would operate? That last 6" was too important to leave off!! He could have even trimmed the top shelf and left space for the door to operate... whew!
I like the one I had a couple years ago that stated they were going to replace the water heater, so the listing agent told me don't bother writing it up in the report.... what? It was like a note to your teacher from dear mommy that says her little darling Johnny's hand was tired and hurting and he couldn't take any tests...lol, I promise to make that repair!
We have to document the defects little lady, so if you agreed to make that repair then go ahead and do it, but it will be documented that at the time of inspection the water heater needed replacement! I don't see anything wrong with that, it's documented for both sides to refer to.
I love my job, and seeing things like this just makes it more interesting. It does help if there are some oddities that I will run into having a little note to tell me how it takes special procedures to operate something... and sometimes it brings a smile!
