September 2015 Daytona Beach Area Single-Family Home Sales Report

Sales and Prices Continued To Rise

 

In September 30, 2015, 437 existing single-family homes (detached) were sold in the greater Daytona Beach area with a median home sales price of $180,000, according to the Daytona Beach Multiple Listing Service (MLS). 

 

The figures represent year-over-year and month-over-month growth in both sales and median sales prices.  

 

“While we began to see some market pause in the condo market in September, single family home sales and prices remained strong,” said Daytona Beach area Realtor Ron Wysocarski, leader of The Wyse Home Team at Keller-Williams Realty in Port Orange, FL. 

 

Wysocarski noted that the sales increase amounted to a 12 percent jump and the median price climbed by a notable 16 percent. 

 

Comparisons to previous months, 2015 and 2014 figures are below:

  • September 2015: 437 sales, $180,000 median sales price.
  • September 2014: 391 sales, $155,000 median sales price.
  • August 2015: 424 sales, $167,700 median sales price
  • August 2014: 394 sales, $162,250 median sales price
  • YTD 2015: 3886 sales (Up 16%), $163,000 median sales price, (Up 6.8%)
  • YTD 2014: 3343 sales, $152,500 median sales price.  

 

The Wyse Home Team also analyzed MLS data to determine how many homes were sold, and the median price of those sales, within specific city limits for Ormond Beach, Port Orange and Daytona Beach. 

 

"Home sales activity in all three markets remained strong," Wysocarski said.

 

Ormond Beach saw median prices soar 10 percent over August figures, while sales in Port Orange jumped by 42 percent. Daytona beach sales and prices remained steady.
