Westlake Village Real Estate Market Report October 2015

 

Westlake Village is located in Los Angeles County right on the border of Ventura County south of Agoura Hills, Oak Park and Thousand Oaks. If you're planning on buying or selling a home in Westlake Village here's some statistics on the median and average home prices, days on the market and what's currently available as part of this Westlake Village Real Estate Market Report October 2015.

 

The median list price is currently between $950,000 and $1.1 million depending on what type of homes are on the market. This is all properties including townhomes, condominiums and single-family properties.Westlake Village real estate market report The average list price is  $1,359,000, up 13% over last year with a median sales price was $841,000. The median days on the market is between 61 and 65 days, up 2% over last year with a median house size around 2500 ft.².

  

For town homes and condominiums, the median list price is about $550,000, up 2% over last year with a median days on the market of about 47. Homeowners received 96.7% of their median sale to list priced and over the last 90 days there have been 111 property sold. There are approximately 200 properties on the market for sale in Westlake Village as of the publishing of this post.

 

There are a multitude of homes with prices not listed including foreclosure, pre-foreclosure and luxury properties. Of those listed, prices start at about $65,000 for manufactured homes or $275,000 for single family homes priced to $12,500,000 for a six bedroom luxury property on Vista Ridge Lane. In the luxury real estate market there is one home price to $10 million, two homes in the $8 million range and three homes in the $5 million range. There are two homes in the $4 million range and three homes in the $3 million range. From there, it drops dramatically down to the $2 million with a variety of homes priced from $1 million-$2 million.
