 Septic Tank Lines & Bedroom lies


BedroomJust because you think you have a 3 bedroom home don't make it so. If you had a smart buyers Agent they more than likely found out about this important information before you bought the home.

The septic tank will determine the number of bedrooms that is in your home. It is a material fact that needs to be disclosed to buyers by the agents and seller.  Please don't tell bedroom lies and have it bite you in the butt later.  If you do not know, find out and not guess.

Especially back before 2010 homeowners & agents were misleading the public by advertising more bedrooms than the septic was designed for and then putting in the agent remarks the real number of bedrooms. The problem with that is the Public could not see Agent remarks in our MLS and if the buyers or agent didn't ask it certainly was not going to be brought up by the sellers. 

Now you have owned it for how ever many years and your about to put it on the market for sale and the agent sadly tells you we have to advertise this home as a 2 bedroom even though there really is 3 bedrooms inside.  It is now mandatory in our MLS to get this information from the county when the system was installed and for how many bedrooms it can safely service.  It is also in our listing agreement with the sellers to fill out in their property disclosure form.  This should take care of the future but not the past.

Don't get caught up in those bedroom lies and make sure you putting out the correct information so the public can make an informed decision when purchasing a home.

still a lot of lies in my market because there are no records for those homes build prior to 1992. :(  I guess eventually we will get there as it's addressed with remodels.
