Yikes...I wouldn't bid on an occupied home. But I hope it sells for you. The starting price is certainly right, and it looks like a nice home. Good luck with this one, Scott.

I worked a bit like you did today. I had a remote BPO interior. I took Lucky. He got to run around the fenced yard. I also had to get pictures of an REO I have coming on the market. An email this morning said the initial service and yard cleanup were done. Not so. I had a sign in the car and I was ready to go on this one, but the crew was still cleaning it up. I know these guys. They told me to come back in a bit because they were finishing up. An hour later (after a trip to the dog park), they still weren't done. I gave up. I'll have to go back to that one tomorrow. I hate that. I should have been able to get all the photos in one trip.

Thank you all for the comments, it is an interesting sale. The premise is a home is foreclosed on. The occupant has not moved out. The bank wants to liquidate so lists it, puts in the auction format and sells it as is. For investors there is a price that is worth the risk. Usually half of what the value would be in a traditional sale. If it sells, the buyer evicts or tries cash for keys. If it doe snot sell, the bank continues with evcition and will sell traditionally when vacant.
