While some may argue that a competent real estate broker can use comparable properties that have recently sold to establish "market value", which they can, the reality is that unless you sell to a CASH Buyer, and the CASH Buyer waives their contractual right to an appraisal, an appraisal will come into play at some point in the transaction, and last we checked, lenders don't accept comparable properties provided by real estate brokers when approving the loan, they rely on an appraisal.
