I was just curious how many other real estate agents out there have purchased property to increase their income. I have bought, rehabbed and sold a total of 12 properties. I found I like finding and selling them, but not the rehab. I have several rentals.

I make more off of my rental income than in real estate sales. However, we have had increased vacancies the past three years. This year, with the increased foreclosures, our rentals are more occupied.

I buy rental properties for long term investment rather than immediate income.  I'm at negative cashflow monthly, but look for the long term gains of having the houses paid off by the time I retire and living off the rental income at that point.  I've never flipped a property yet.

i enjoy rehabbing, i guess it helps to have a husband who is an electrician and all around handyman and friends that are hvac.  i've never rented.  i've moved around so much lately.  if we decide to call atlanta home, maybe we can keep one long enough to rent it out.  so you like being "landlord"?
