How important are the photos when you are selling your home?
Access to information about listings has changed since the early ‘80’s when I bought my first home (remember the listing books, full of codes and a single b&w photo?)
By 2005, a buyer could look at properties on websites – but upload speeds limited most sites to 9 low-resolution photos.
Today we have high speeds, and mobile devices, and the ability to deliver more and higher quality photos and videos.
Today more than 90% of buyers report that they found the home they purchased on the internet.
In fact, buyers are spending more time looking at homes on the internet, and less time looking at homes in person.
Today, an internet view is really a FIRST SHOWING, and if your home doesn’t make a great first impression – you won’t get to that second in-person showing.
That’s why I invest in professional photography for all of my listings. Capturing images that make a buyer decide they MUST see your home in person means you have an edge over the competitors.
Is it expensive – yes and no? There’s no cost to the seller - all marketing expenses including photography is my responsibility, and is part of my value proposition when I list a property. Hiring a professional is one of the best investments I can make.
