Kingsbrooke Townhouse Report:  September 2015

The fall brilliance of the leaves in Bristow certainly came to life over the last week.  October is a beautiful month around here.  And even though it is the end of October, this Kingsbrooke Townhouse Report is focused on what happened in the month of September.  We'll make our comparisons to last month (August 2015) and last year (September 2014.)

There were fewer Kingsbrooke townhouses available for sale as September came to an end than there had been in August.  The high list price was over 1.5% lower than it was last month and the low list price was unchanged.  The average list price was down over 1% since last month and down just over 5% since last year.  Of course, it is important to remember that list prices are suggestions.  Market value is found in the sold column.

There were also fewer Kingsbrooke townhouses under contract at the end of September than there had been the previous month.  The high list price at time of contract was unchanged compared to last month and the high marketing time was only one day shorter.  The low list price at time of contract was over 4.5% higher than it was last month and the low marketing time was unchanged.  The average list price at time of contract was up 1% since last month and up nearly 3% since last year.  The average marketing time was 14% longer than it had been last month and 82% longer than it had been last year.

Kingsbrooke Townhouses Sold, September 2015

Following the same theme we've seen throughout this report, there were fewer Kingsbrooke townhouses that made it to settlement in September than there had been the previous month.   The high sold price was down nearly 5.5% since last month and the high marketing time was 9% shorter.  The low sold price was nearly 19% less than it had been last month and the low marketing time took 50% longer.  The average sold price was 12% lower than it had been last month and nearly 12.5% down since last year.  The average marketing time was 31% longer than it had been last month and 322% longer than it was last year.
