Are you restricting your home search with too much criteria?

I read a featured post by Bill Spear entitled “Don’t judge a home by its ageand agree there are many buyers that believe a home of 10 years or older will need lots of work. They visualize mechanicals and updates needing to be addressed. The truth is there may be many advantages to buying a home older than 10 years that has been cared for meticulously by homeowners who take pride in their home. Limiting a search criteria to 10 years or newer can be a painful mistake.

 

Unfortunately there is no search criteria in the MLS for well maintained homes but photos and attachments found in the document section in the MLS often list upgrades and mechanical replacements that provide you with pertinent information. Make sure you aren’t too restrictive with age criteria especially in our low inventory levels in Austin. You could be missing that “perfect” property. And of course a home inspection will verify the condition of any home.

 

When I work with buyers identifying the right neighborhood is the number one criteria in searching for a home. What part of town, which school district, what amenities are desired? What “hood” do you see yourself living in? If what you are looking for is found in a community developed 25 years ago limiting your age search criteria could defeat your goals.

 

Many homes 10 years plus have been updated and mechanicals already replaced. Remember the natural settling of a home will have already taken place and little idiosyncrasies ironed out. The landscaping is mature and the charm and character of the home is often more appealing than newer communities. There is no guess work in what the completed neighborhood looks and feels like!

 

Location..location can be paramount in a buyer’s home search. Demand can be high for well maintained homes in sought after areas. Don’t limit your search with age restrictions you might be missing out on the perfect home!! Concentrate on the community that best suits you and you’ll find the right home. Remember no home is perfect!

Dorie- you make such an excellent point!  With older homes, you may find that sellers have made updates  that you would not fit in your budget if you were to do them.  We bought an older home once where the seller had put in a brand new pool and redone the landscaping.  Loved it.

Dorie -- I tell this to buyers all the time.  You have done a great job of explaining why it is not a good idea to limit a home search based on the age of the home.  There are a lot of other considerations.

Funny thing is many buyers wind up falling in love with a place that doesn't have the "must haves" they originally wanted. Keeping the requirements a little loose helps give them more options.

I love the older neighborhoods around my area with mature landscaping and bigger front yards. You can't get lot sizes that big anymore and investors have been buying quite a few of the houses in older subdivisions and renovating them the past five years.

I was speaking with a friend about this the other day. She commented that so many don't do the upgrades and replacements until it is time to sell and then miss out on enjoying it. I think she is ready to do some big remodeling projects now.

Such a great post Dorie...and so many times buyers say I don't want a home older than 5 years...it means nothing...how it is built, etc. & yes location is key.

Dorie Dillard working with buyers is an art! If they say their price range is $300K-$400K, usually I'd send them the listings up to $475K, with instructions that they can ignore them. It's just to see what we can get in higher price range!

And most of the time, they end up buying more than what their initial price range was!
