As I transition back into real estate, my true passion and love. I had to answer this critical question, what niche market would be best served by my very unique and specific set of skills and knowledge?
Certainly, I could have gone with a more sterile and methodical analysis, but I simply listed my strengths in regards to Real Estate and generally, and align those with the potential value that I can provide to clients.
Here is what I came up with.
- I have been a passionate real estate investor for about 6 years, and I have taken on several foreclosures and fixer-upper projects; therefore I understand, to a great extent the challenges and potential pit-falls that one looking at those market may want to be warned off.
- Additionally, I understand the importance of managing the need for cash flow against equity gains when investing in Real Estate.
- I can speak knowledgeably about different financing options available for investors, leveraging and business modalities that would offer the best tax advantages.
- I understand tenant placement, and property management as well as inventory controls.
So in my layman’s logic, targeting Real Estate investors is a perfect niche market for me.
