Fred I didn't realize how much waterfront property there is in your area. Looks like a nice market to be working in looking at the average sale price!

I love that part of the world that you work in...Im in Montana...so, the thought of waterfront property is a bit of a dream unless you include lakes and rivers.

Hi Bill...We're located on the SE corner of Vancouver Island with Southern and South East Ocean and Mountain Views. To the South we look at the Olympic Snow capped Mountain Range in the Olympic National Park in Washington State.

With the Japanese Gulf Current surrounding our Southern tip of Vancouver Island, at 50 degrees year round, weather here is warm in the winter,little to know snow and seldom below freezing all Winter, Of course in the Summer cool breezes keep up comfortable during the hot summer days here. So waterfront homes are very popular here and of course these buyers know what they want or make something into what they want to be on the waterfront here.

I usualy always have buyers for waterfront and water view homes.

Hi Clint...we have lake front and stream properties too...not a lot of River front in Victoria, however up island there are several Rivers with nice settings to live on.We have trout in our streams and lakes year round. I love your part of the world, we are both lucky to live in great places to live and work.

Fred - What a great market to be in, it would be a real treat to walk a mile in your shoes, one of these days real soon I hope to visit our most westerly province and catch up on all the lates news from some of our formaer neighbours who now reside in BC
