Updating Photos with Fall Color to Evoke Emotions

We all know that home buying is a very emotional decision.  And there is nothing that evokes emotions like the brilliant colors of the fall season.  When you see a tree adorned in bright orange leaves, you can almost smell the turkey and pumpkin pie of Thanksgiving.  Sure beautiful blue skies and green trees are lovely to photograph, but there is something special about the blue gray skies of falls and the warm palette of colors displayed in the trees.

Here are some examples of the difference a month made in some of the shots I replaced with fall color yesterday on single family home listing.

Our job as Listing Agents is not to take one set of photos and call it done.  Our job is to keep a listing fresh to continually attract buyer attention.  And the type of attention you want in the fall is that surrounding the "Home for the Holidays" mindset.

It is so important to change the outside photos as most sites don't show days on market.  Not good to have a pristine lawn in and area where it's winter

I think I'm going to take it a step further today and blog about kitchens and how they would work for a holiday meal.

Good advice for listing agents to keep the listing fresh by taking new pictures according to the season.

Chris Ann Cleland This is a great idea! Photos can tell the whole story. Hopefully, you won't have to update the photos this coming Spring.

I don't think so.  But if there's a Christmas tree in a corner, you bet that's getting photographed.

Good morning Chris Ann, great advice! Fortunately for us, we have the beautiful sunshine all year long and always green. Just this morning, I was looking through MLS, there's a new listing with an MLS photo from 2007..really?

More of a challenge in your area to keep photos updated and fresh.  Different times of day can make a big difference with lighting.

If only I had to worry about that here. We don't have many trees change colors or lose their leaves so pretty much everything stays as it was during the Fall and Winter.

That has positives and negatives I suppose, just like anything in life.

When you commented me #21 earlier, you got my attention with "blog about kitchens" as I will be cooking for the entire family at Thanksgiving.   I will be watching for that post Chris Ann Cleland !

Chris Ann Cleland it surely makes a big difference when we post the seasonal pictures - or update accordingly.

However, the market is so fast here, many listings rarely last for more than one season.....

I took some that are lasting a bit longer so updating is important.

Chris Ann - You make some excellent points, and have some great examples in your photos. Not sure if it is good or not, but we don't really have to deal with the changing colors of trees, or falling leaves here in Arizona.

However, I don't miss cleaning up all the mess I used to have to clean up in Oregon during this time of year.

That's what I've got a lawn guy for.  He comes and handles all that stuff for us.
