Information below is residential data for the four lakeshore real estate subareas in Allegan County:

H20 - Laketown Twp, City of Holland south of 32nd St, Fillmore Twp west of M-40

H23 - Saugatuck Twp, City of Saugatuck, City of Douglas, Manlius Twp west of 58th St

H27 - Ganges Twp, Clyde Twp west of 56th St, City of Fennville south of M-89

S93 - Casco Twp

42 houses sold in October, the same number as in September. In the last twelve months there have been three months in which 42 houses sold, these months shared second place to June’s 56. In most months median list prices are above median sold. This means that the houses that sold are less expensive than those that are on offer. This happened again this month in H20, H23 and H27. In H20 the houses that sold were worth 54% of the median list price, in H23 it was 60%, in H27 it was 65%. In S93 the median sold price was 101% of the median list price.

The quantity of available properties decreased 11% (365 to 326) from Oct 1 to Nov 1. The median list price of homes offered for sale was exactly the same in Sept and Oct in H23 and H27. In H20 it decreased about 11% from Sept to Oct, from $339,450 to $302,400, and in S93 it decreased about 4.7% from Sept to Oct, from $319,900 to $304,950.

Inventory turnover numbers for September were: for H20 16 of 62 (almost 26%, faster than in Sept), for H23 16 of 183 (9.8%, almost identical with Sept), for H27 5 of 51 (9.8%, faster than Sept) and for S93 3 of 69 (4%, slightly slower than Sept). As we have observed H20 commonly has a much faster turnover than the other subareas. A 10% turnover, which is approximately what we have in H23, means that we have around a ten month supply of homes. Lower percentages mean we have more months of supply available, while 26% in H20 means there is an approximately four months supply of homes there.

How are sold prices performing compared to previous months? In H20, the October median sold price ($163,200) is 6% less than the median sold price for the last 12 months ($174,098) . In H23 it is almost 29% less ($194,750 compared to $274,048). This is the lowest monthly sold median we’ve seen in the last twelve months in H23, but it is too early to call it a pattern. The next lowest was $240,000 in Sept. In H27 the median sold price for September more or less approximates that of the last eleven months ($180,000 for Sept and $180,567 for the last twelve months). In S93, the September median sold price ($310,000) is above the median sold price for the last twelve months ($264,141).
