Homes Sales Moving Upward in Camas For September 2015
So far in 2015 Camas WA Real Estate has shown strong results, similar to nearby Vancouver. Here are key report items for September 2015:
- Prices Indexes have moved Upward, with the 3-Month Moving Average Up 2.55% (September. 2014 vs. September 2015); while the 12-Month Moving Average went up 10.64% for the same interval!
- The Inventory level for Resale Homes is at 2.6 Months - a Full-Month Decrease from this Spring - very much a Strong "Seller's Market."
- Approximately 45 Resale Homes closed in September 2015, compared to 45 Sold in September 2014; no change on a month-to-months basis - yet, so far this year 32.1% more homes have sold ytd in 2015 than the same year-to-date interval in 2014!
- REO/Bank Owned property sales were 1 units (2.2% of total); down from 2 (4.4%) in 2014.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); down from 2 (4.4%) in 2014.
The current inventory level of 2.6 for Camas puts this market squarely in a shortage situation for resale homes.
The Distressed Property category (Foreclosures and Short Sales) however, is now at an outstanding level.

The Unit Sales have been very strong, starting with early Spring, and just now starting the expected seasonal slowdown. The decreased sales activity should be expected for the next several months time.
Being a statistically small market, the Average Home Sales-Prices (charted below) exhibit a somewhat erratic look for the short-term however, the longer term trend is clearly showing positive gains.

The top snip shows the consistent strength of Unit-Volume sales for the middle of 2015.
For the second snip shows that relationship between listed price and average sales price. Here it appears sellers have expected higher prices but, have been willing to take lest from the buyers.
The 3rd snip shows how rapidly the entire inventory has been moving for the most recent 6 months, when compared to the first six months of the past year.
