Aren't you in the Business of Selling Homes? Oh Maybe Not!

The other day a client asked me about showing a home. I had suggested it to them earlier, but they had rejected at first; now they were thinking about it again.

The instructions stated it was vacant, but I needed to call the owner to show it. So I Selling a Homecalled the owner. He was irate. He had just spent all day Sunday at the house and told me we should have come by then. Then he reluctantly agreed to show it to my clients later in the week, after 6 (after dark) as he has to come all the way over here after work. He also demanded to see a pre-qualification letter before he would show it.

Now of course I had a pre-qual letter and had spoken with the lender in detail. I do not like to waste my time either. But this is a non-occupied home of below average condition and below average market value, probably listed at an aggressive if not too high of price. In short you need as many people through that place as possible if you want to get it sold. The more hoops you make people jump through to sell a home the fewer showing, the fewer showings the fewer offers.

What some people do not understand about a showing is that it can get you business even if that buyer does not like it. That buyer may tell a friend about it, the agent coming through with the buyer may see potential for another client.

This is the story of an amateur selling a home. Sadly some agents are not much better. Showing homes comes with the job. I had four listings at one time with tenants in each one of them. I had set up appointment and be there for all showings; it was a lot of work. That is my job.
