Thank you for visiting me, this is a weekly blog post geared to letting Champlin residents get a feel for the current Real Estate market right here in their own community. What Do I Need to Know About The Champlin Real Estate Market?
The median list price for Champlin is $225,870. The average market time is 42 days!! There are currently 72 active properties, of them 12.5% would be considered distressed, either in a foreclosure status or a short sale, this is a drop from what we have seen in the last few months.
Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay).
By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.
Gauge the health of the market by comparing the number of standard to distressed listings. If the
number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market.
- Sold: Properties sold that month
- New: Listings that are new on the market
- Distressed: Listings that are short sales, bank owned, or up for auction.
- Standard: Non-distressed listings
The number of active listings in Champlin (55316) increased by 2.9% from the previous month. The median number of days active properties have been listed is 42. This is significantly shorter than the national average. The number of sales in September dropped by 84% from the previous month.

The low-interest rates mean that a new home buyer can stretch their dollar and afford more of a home than the same buyer a few years ago. Government programs such as FHA have also lowered some of their fees making payments on your loans cost a little less money. So truly if you're in the market to sell, you're going to see a decent price and if you decide to buy, you can take advantage of low down mortgage programs, low-interest rates, and more move-in ready or residential sales versus the short sale or foreclosed properties of the past. So if you're thinking of making a move... NOW is The TIME!!

There's a lot of great reason's why now is a great time to become a homeowner! It's true, the process can seem a little intimidating to get started. First and foremost, your first step really should be to secure a trustworthy lender. This can be the bank you currently have a relationship with, a credit union you belong to, or you may request a referral from a family member or friend. Either way, you will want to start here! The reason why? The current Real Estate market is moving so quickly, not being preapproved and ready to go could mean the home you want will likely be sold by the time you are ready.
The other advantages of getting preapproved in advance can sometimes eliminate heartbreak, you will never want to overextend yourself with a home payment, or the term "being house broke" speaking with a lender can get you on the path to an affordable monthly payment, they can help you secure an attractive interest rate and a program that fits your finances and budget. Having these conversations early eliminates the unknowns when it's time to write an offer on the property of your dreams!
After you have a lender secure, a preapproval letter in hand, it's time to find a Real Estate agent you trust. Champlin is snugly situated near the Mississippi River and offers a ton of affordable housing. Champlin has more than a handful of parks which include Andrew's Park Splash pad, Northland Park, Elm Creek Park Reserve, Oxbow Park and a Skate Park, Lifetime Fitness, ice rink, Mann Movie Theater, The Champlin Library and easy commuting access to Highway 169 and Highway 610 to help your morning commute. Champlin also offers great restaurants such as Ruby Tuesday's, Willy McCoy's, Clive's Roadhouse, Buffalo Wild Wings, Maverick's and Coming soon...Chipotle, Leeann Chin, and Starbuck's!!, easy access to local grocery stores, Cub Foods, Caribou Coffee, Chinese Restaurant, and a few Fast Food locations, Wells Fargo and Target are just around the corner. All the conveniences and a little smaller community feel than the neighboring Brooklyn Park and Maple Grove areas.
