Month of October 2015 – Unit volume of 33 homes sold is up 10% over one year ago. Average sales price of $264.6K is up 7.1% over prior year and median prices are virtually the same as last year, down less than 1%. Both high-end homes and entry-level homes had prices increases of 19.8% and 3.4 respectively vs. one year ago. Looking ahead to November 2015, there is 21 re-sale homes currently contingent or under contract/pending compared to last year’s 21 sales in October 2014. November 2015 is on pace to match last year’s unit volume.
October YTD 2015 – “Unit volume is up 27.6% and pricing is flat”, sums up the market analysis for the month. One potential indicator for the future is that Octobers’ average sales price of $264.6K does not reach the YTD average sales price of $273.7k. This phenomenon is usually a matter of the mix of properties sold since the average price per square foot remains stable at $152/sq. ft. See 13-month rolling average report.
