Fortunately for my clients I'm a better Real Estate Broker than picture hanger. My husband just doesn't understand why I can't take the time to measure and level and pencil out exactly where I want the frame to hang.
While I've tried to explain this to him over our 31 years of marriage, I suppose this is "just one (more) of those things" he's just never going to understand.
My method, while primitive, works beautifully. It entails holding the frame to the wall where I want it, holding my finger where I think the nail should go and then...
BAM...hammer it home.
The problem is, sometimes it needs to go a little to the left or right or up/down. And by a little, I mean a scosh.
Measuring, smeasuring....My eye doesn't lie and I know what looks good!
The downside of this is that if you came to my home and removed any picture from the wall (that I hung), you'd likely find a shotgun blast of nail holes in the wall. Well, actually I'm getting a little better with experience so mostly there will be only 3-4....unless I'm working with a grouping and then all bets are off.
When the picture is hung, my husband forgets all about ugly back-side....until we need to paint, or move. I'm fine with not spackling when we paint, but when we move, I'm all about filling those holes.
But is that something a seller has to do?
I hope you'll read more on my new blog project NWHomeBlog.com
Do you have to patch your nail holes before vacating your Sold House?
