Hi Rhonda Howlett I tell Sellers that there really is no "as is" unless you have a cash buyer. If a loan is called for the Appraiser is going to find things that need repair before a loan is approved. Most people who want to go as is also want top dollar so I will send them to another Realtor, I don't want to deal with it.

Great topic, Rhonda Howlett . You covered it well. You know all the stories about what our real estate advertising words mean? Cute = small. Mature landscaping = Jungle, bring your chainsaw. Not a drive by = ugly. Well, to me, "As Is" = The home has too many issues for me (the seller) to afford to fix. LOL As Nicole Doty - Gilbert Real Estate Expert , mentioned "As is" is a tough sell unless you have a seasoned investor. Rarely can they be financed without repairs. And, I would never recommend investing in repairs prior to closing. And, as Bob "RealMan" Timm , said... you might need a Cash buyer. Thanks for the blog, Rhonda.

I do try and stress that "as is" does not mean the same thing in car shopping that is does in real estate. At least in Florida, you must disclose anything that materially affects the properties value that is not readily observable by the buyer by law. If you know, they must know, end of story.
