Many potential clients call asking for loan products that can help them leverage their existing cash. Many want to leverage their cash as much as possible by borrowing at the highest loan to value. We have a number of aggressive products for real estate investors, many of which are based on as complete or after repair values. In addition, we are now able to put together highly leveraged bridge loans based on the current value, sometimes going as high as 85% loan to value on short term hard money refinances, and potentially as high as 90% on short term purchases.
Our high LTV California hard money bridge loans are short term, and are for investment purposes only. These loans typically are written for a term of 6-12 months. They are ideal for investors who want the high leverage possible with an ARV based loan, but who do not want to deal with a fund control - preferring instead to do rehab or improvement work with cash out of pocket. The aggressive nature of these loans means it is important to have an exit strategy in place going in, there are not likely to be many options to refinance out with a new hard money loan without bringing more cash to the table.
Rates and fees on these programs can vary, and are directly related to the loan to value. A loan at 70% loan to value is going to have a lower interest rate and less cost than one at 80%, for example. Typically speaking the rates will range from 10-12% on these products, and we can help with most property types in most California locations.
